The Goldberg Companies/GCI Development team is committed to the strategic identification and advancement of opportunities for both new development and redevelopment of existing assets within our portfolio. GCI Development conducts comprehensive market analyses, detailed underwriting, and feasibility studies to ensure each opportunity is aligned with the company’s long-term vision and investment objectives.

Through a disciplined approach, we conceptualize, plan, and design projects that are responsive to market demands while remaining conscious of the unique characteristics of each site and its surrounding community. We collaborate with local governments, community stakeholders, planners, architects, and consultants to navigate the often-complex entitlement process, ensuring that each development is positioned for success.

Once a project has been custom designed to meet our high standards of quality, functionality, and sustainability, it is transitioned to GCI Construction for execution.

The Goldberg Companies/GCI Development team identifies opportunities for new development and redevelopment of existing assets, drives the market analysis, underwriting, and concept planning for these opportunities and delivers a fully entitled and custom-designed project to GCI Construction for permitting and execution.

Acquisitions

GCI Acquisitions is focused on the identification, contract and entitlement (rezoning/value creation preferred) of land for the development of multifamily and mixed-use communities with a minimum of 300 units to build, own and manage professionally. Additionally, GCI will also consider the contract of properties that have not traditionally fit GCI’s Multifamily Acquisition Strategy, but rather allow GCI to leverage its expertise and market knowledge to create value in the “Path of Growth” from expanding submarkets already identified by GCI.

DEVELOPMENT IN PROGRESS

Apex, NC

GCI’s site in Apex, NC is being developed as a garden-style community with 400 units on 24 acres. A suburb of Raleigh, the Town of Apex is one of the most vibrant and fastest-growing communities in the Research Triangle area. The community will be located near the thriving Apex Historic District and revitalized main street with boutique shops, restaurants, and historic attractions. The property is a short drive to NC-540 and in close proximity to I-40, providing access to major employers and headquarters in the Triangle. The property will directly tie into the American Tobacco Trail, a 22.6-mile trail connecting Downtown Durham to Chatham County and recreational activities to the south.

Legacy Cary Apartments is being developed as a garden-style community with 395 upscale apartments. The community will feature six buildings surrounding an expansive pool and sundeck as well as a standalone clubhouse with the latest amenities.

The property is in Cary, NC, a thriving suburb located 19 miles west of downtown Raleigh and the 2nd largest of 12 municipalities in Wake County. Through a comprehensive reimagination effort, GCI has conceptualized a vibrant mixed-use community, centered around a 16-acre pond that will serve as the heart of the development. Initial concepts include a neighborhood shopping center along River Road, surrounded by more than 500 luxury apartments, all anchored by a dynamic mixed-use activity center adjacent to the landscaped water features. This hub will open up to the pond and feature water activities, walking paths, and scenic vistas, connecting the multi-phased community.

GCI is excited to leverage this prime location positioned adjacent to Wellen Park, an 11,000-acre master-planned community. When fully developed, Wellen Park will house over 50,000 residents and include a diverse mix of amenities, including the Spring Training home of the Atlanta Braves. The West River Village community will be just a short drive or walk away from this exciting destination.

Future phases of the development may include a hotel, medical office building, and additional rental units.
